Alanya is organised around a rocky promontory carrying a castle, with beaches either side of it and the coast road running east and west along a strip of land that is rarely more than a few streets deep before the ground rises.
On a strip this narrow, the difference between two addresses is the walk. Which side of the road, how many streets back and what is at the bottom of them matter more here than the district name.
The market
Alanya builds vertically because it has nowhere else to go. The strip between the mountains and the sea is narrow, so the stock is overwhelmingly apartment blocks with shared facilities, and detached houses are a marginal part of the market. That is why this page covers apartments.
Most modern stock sits in complexes with a pool, gardens, security and often an indoor pool or gym. The distinguishing question is not whether a complex has facilities — most do — but whether it retains management and keeps them running through the winter.
Season length matters more here than buyers expect. Mahmutlar and the centre carry substantial year-round populations; some complexes elsewhere on the strip operate around a summer season. If you intend to be here in winter, it is worth asking what stays open on your stretch of the strip and whether the complex heats and staffs itself out of season.

In a market with this much recent construction, whether a building holds its occupancy permit is the first thing we establish — a block that is finished in practice but not legally cleared for occupation is a different asset, with consequences for utilities and resale. From there the checks are the standard ones: registered ownership, any charge or annotation on the title, what the shared charge covers and who administers it, what the sale includes, and figures taken from the developer or seller directly. Nothing is presented as fixed until it has been verified for that specific apartment.
Questions
The districts run as a sequence east from the castle: the centre, Oba, Tosmur, Kestel and Mahmutlar. They differ in density, how far the mountain sits from the shore, and how much operates through the winter.
Because of the geography. The buildable strip between the mountains and the sea is narrow, so Alanya builds upward and its stock is overwhelmingly apartments. Houses exist inland and above the town but are a small part of the market.
