The market
Two things hold everywhere in Türkiye: title runs through a single national land registry, and the checks that make a purchase safe — registered ownership, annotations, occupancy permits, what the deed actually records — are the same checks in every province. That is what lets one advisory process cover markets as different as a Bodrum bay and an Istanbul renewal district.
Beyond that, the markets move on different rhythms. The big cities run on their own economies and trade all year; the resort coasts breathe with the season, and parts of them quieten sharply in winter. New construction inside managed sites carries much of what foreign buyers purchase — with the site's facilities and service arrangements following the home — while established neighbourhoods trade on the building itself.
