Locations
Antalya reads as several markets sharing one coast. A metropolitan city sits at its centre; a planned resort geography runs east of it; Alanya anchors the far end of the shore; and behind all of it the ground rises quickly into the foothills. Which of these you are buying into matters more than the address line.
In Antalya the sub-market is the decision. A city flat in Konyaaltı, a golf villa in Belek and a seafront apartment in Alanya share a province and almost nothing else.

The market
The province splits cleanly by type. In the city, apartments dominate — most of the stock serves people who live there all year, and it reads that way once you step back from the seafront. In the corridor and the foothills the logic reverses: detached homes on their own ground, bought around the plot, the pool and the management of the estate. Alanya runs its own apartment-led market along its seafront.
Two constants cut across all of it. One is the calendar: the city and Alanya carry a full urban life in every month, while stretches of the resort geography breathe with the season. The other is the building's vintage: construction standards on this coast have tightened generation by generation, so when a block went up — and under which code — is one of the first questions we ask of any Antalya property.

From there the checks are the standard ones we run everywhere: registered ownership, any charge or annotation on the title, whether the building holds its occupancy permit, what the shared or estate charge actually covers, the eligibility rules that apply to any foreign purchase, and figures taken from the seller or developer directly.
