In Ankara's larger planned projects, the first thing we verify is how the brochure maps onto the registry: which independent section the deed actually assigns, what share of the common areas comes with it, and whether the building's occupancy records match what is being sold. From there the checks are the standard ones we run everywhere: registered ownership, any charge or annotation on the title, the building's permit history, what the compound's service charge covers, the eligibility checks that apply to any foreign purchase — including military-zone and nationality rules — and figures taken from the developer or seller directly. If a purchase may bear on Türkiye's citizenship-by-investment route, suitability is reviewed case by case against the rules in force, never assumed.
